Tip of the Week – Printing ShowingTime Confirmation Emails

If you like to print your showing appointments that you’ve requested, ShowingTime recently introduced an improved layout that will help you print your appointment confirmations more efficiently directly from a link in the showing confirmation email.

When the showing request has been confirmed, a link will appear at the top of the email (Click here for a printer friendly version) providing the address, date/time and showing instructions for the appointment. Click the link to open it.

Once you click the printer friendly link from your email, your requested showing will appear in a new browser window for you to print – like in the screen shot below.

The property address, date/time of showing and any showing instructions will be displayed. Items such as agent image, graphs, directions and listing agent info take up more space and are not included on the print view.

Tip of the Week: Listing Activity Reports in ShowingTime


The Listing Activity Report (LAR) provides an overview of what has occurred on your listings. You can share this report (including graphs and charts) with sellers to give them an idea of what steps might be needed for quicker sales – price adjustments or home updates. It can help ease the homeowner stress, which often accompanies the home selling process.

If sellers have additional questions about appointments, the Appointment History Log provides detailed answers about their property.

Review and share with your clients at ease:

  • Listing Activity Stats and Trends
  • List of Feedbacks and the Seller Share Status
  • Easy Access of Action Controls (price change announcement)

Tip of the Week: ShowingTime SMS Enhancements

Text messaging (SMS) is a convenient way to access showing instructions or get appointment updates through ShowingTime. Since showing instructions can often be long, cell phone carriers sometimes split messages into five, six or more separate SMSs that can confuse recipients and clutter their phones. If you’re using ShowingTime, you’ve likely already noticed shorter SMS messages from ShowingTime.

Here’s how this benefits you:

  • Up-to-Date Showing Instructions: Now, showing agents can easily see the latest instructions by tapping on the URL from within their confirmation text.
  • Secured Access Details: With this latest update to short SMSs, all sensitive appointment details are accessible only via the included URL sent with confirmation texts.
  • Single SMS for Each Appointment Confirmation: This update removes this annoyance and leverages the smart link included within the text message to give agents all the info they may need on the fly.

​Additionally, new abbreviations are now being used for appointment statuses so that appointment notifications are always delivered in a single SMS.

ShowingTime has added a new, frequently requested enhancement:

Out of Office Message: During the holidays or other times when no one is available to follow up on appointment requests, office administrators can now set an “Out of Office” message to easily communicate to the requesting agents. See how to set this up (for those who have office admin access).

Tip of the Week: ShowingTime Notes for Sellers

Have you had to reschedule an inspection because you (or your office) did not share the inspection notes for the appointment with your seller? It can be very frustrating for everyone involved.

In the spirit of cooperation, whenever you approve a request for any type of Inspection, please be sure to check for any special notes in the request and forward those to your seller (easiest to do if you are both using the ShowingTime app).

Showing notes from the inspector could include (click here to see a screen shot):

  • Have all occupants of the home out during the inspection
  • Electrical panel must be accessible
  • Attic must be accessible
  • Leave the water on
  • Furnace, water heater and AC must be operational
  • Seal home for specified time to prepare for radon test

If you do not notify the seller of the instructions and they are not followed, it can could delay the inspection contingency time frame and jeopardize the sale of the home.

When in doubt (or any questions), take a moment to call the inspection company. It will benefit everyone involved if the inspection process goes as smooth as possible.

ShowingTime has compiled a list of frequently asked questions from homeowners. Here are some general questions they have about ShowingTime products. Pass them along to your clients to help them use the ShowingTime app during the selling process.

1. The homeowner can only see their previous listing agent’s information in the app. How can they update their mobile app with the correct information?
The homeowner contact is connected to their listing id, which is a property of a listing agent. So if you seller has been working with a different agent and had the ShowingTime mobile app on their phone, it will continue showing the old information. Instruct the homeowner to uninstall the mobile app and enable access for your homeowner from their new listing. Learn more

2. A homeowner has the same listing for sale and for rent. How can they see all the activity in their account?
Each homeowner is connected to a unique listing id and can only see the activity on one listing at a time. However, as a listing agent, you can merge the listings for sale and for rent in your ShowingTime account and help your sellers see and manage the activity on both listings in the mobile app or on desktop. 3. Homeowners would like to mark specific hours as “Unavailable” for showings.
The homeowners cannot set up their own calendar availability, but as a listing agent, you can easily do that for them by creating “Showing Restrictions” rule for their listing. Learn how

4. Homeowners would like to know who the showing agent is for the upcoming appointment.
Many homeowners are concerned about who’s coming to their home when they’re not there. A simple name or an office affiliation will put their mind at ease and help them connect appointments with feedback responses.

We offer three configurable options on the office level: 1) to display showing agent and office name, 2) office name only, 3) no details at all. If you have questions about your office setup, your office manager can help answer these questions. Learn more

ShowingTime Offline Mode – No Connection, No Problem!

Do you continue to print your showing instructions in fear that you will not have access to the internet on your mobile device? With ShowingTime’s latest update, you can quickly download all showing instructions for your upcoming confirmed appointments before you head out with your clients.

Never worry about showing instructions not being available due to poor connectivity with “Offline” mode for iOS users. (Note: This feature is not yet available for Android devices).

How it Works
To access showing instructions offline, just access the appointment while your device is connected to the Internet. The appointment will automatically save and become available offline. If an appointment wasn’t accessed while connected to the Internet, you’ll see instructions on how to save appointment for offline use.

Download the app for the first time here. Or if you already have the ShowingTime app on your device, check the App Store or GooglePlay for the update and install it, if you haven’t been prompted by your device already.
