Rules Roundup: TNAS and Statuses

Rules Roundup - Are You Putting the Correct Status Updates on Your Listings?Inaccurate listing statuses and untimely listing updates in the NorthstarMLS database continues to be one of the most common complaints to our Rules and Regs Department. In fact, in 2015 there were over 850 violations for incorrect statuses or contingencies. It has an adverse effect on your sellers, buyers and the entire NorthstarMLS community who rely heavily on this information to be reliable and accurate.Below are a few examples of situations where you should change the status of a listing.Temporarily Not Available For Showing (TNAS) status is appropriate anytime the property cannot be shown, including:

  • The seller has ACCEPTED an offer and doesn't want to show during the inspection period.
  • The seller RECEIVED multiple offers and is not showing until they have worked through the offers.
  • The seller is going out of town for two weeks and doesn't want to show the property during that time.

The status can remain active WITH a disclosed contingency in the contingency field when:

  • The seller has accepted an offer and is willing to show during the contingency.
