Access DNR Lake Info through NorthstarMLS!

Viewing a listing with Lake information? Now you and your clients can click the DNR Lake ID number to go directly to the DNR website page with information on that lake. The link is available on the Property Full, Customer Full and Customer Lake displays for both Minnesota and Wisconsin listings (except Lots & Land where it will be added soon).  Here is a sample screenshot from a display:

Minnesota
The link will take you to the main DNR page for that link, with links to subpages such as lake information, lake maps, lake water quality, etc. The availability of a subpage will be indicated by the word “go” in red font that you can click for more info. If there are multiple DNR ID numbers for a particular lake (such as the many bays of Lake Minnetonka), they will all be listed on this main DNR page.  Here is an example.

Wisconsin
The Wisconsin DNR site format is a little different. They have tabs along the top that you can click for more information.  Here is an example.

How to Set Up Your RPR Account for the First Time

Discover Twin Homes

Whether your buyer is looking for a townhome or a house, don’t forget about Twin Homes. With current low inventories, Twin Homes offer an affordable alternative. Over 200 are Active on NorthstarMLS and can be found anywhere from Minneapolis/St. Paul to greater Minnesota.

What is a Twin Home?
A common confusion is listing a Twin Home as a townhouse. Twin Homes can often look like a townhouse or duplex and do have a shared common wall with your neighbor, but the main difference is ownership. A twin home has an individual owner who has rights and responsibilities for their own side and lot.

NorthstarMLS defines a Twin Home as, zero lot line ownership, double side by side. May have a home owner association. Common wall agreement necessary as part of purchase agreement. Duplex.net says, twin homes are half-homes with a lot line landing between the two homes. In most cases, the homeowner can renovate or repair their half of the twin home however they wish, or there may be some basic restrictions in the deed.

How to find Twin Homes
They are easily overlooked. If you are selecting specific Styles in your search and don’t select Twin Homes, you won’t know what you’re missing. When selecting Styles, be sure to include “(TW) Twin Home” (just below the Townhouse styles) or click the “All Twin Homes (TW)” check box.

Single Line Grid Quick Tips

Here are a couple quick tips for using the Single Line Grid display of your search results.

1. Contingencies in “Status” Column – If you see a listing that has a comma and a lower case letter after the Active Status, you probably already know there’s a contingency. But did you know you can see what the Contingency is by hovering your mouse pointer over the box to prompt a pop-up (like the red arrow below) telling you what the Contingency is.


2. Price Change Arrows – Ever notice a red or green arrow next to the price of a listing? This means the listing has had a price change in the last seven days. A red arrow (like the one circled in orange below) means the listing price has decreased, while a green arrow up means the price has increased. Click on the arrow and a pop-up with the price history will appear, as seen in the screenshot below.

Energy Efficiency Fields

Have a listing that meets energy efficiency standards? Last summer we introduced two new data fields: HERS Score and Green Certification. These fields can be found in Add/Edit when entering a new listing. If a listing has a HERS score, enter the numeric score in the text box. To indicate a listing having Green Certification, chose ‘Yes’ or ‘No’ from the drop down. These fields allow agents to communicate the value of energy efficiency as a matter of consumer interest.


After appropriate living space that meets their needs, having energy efficient features was the second  most important characteristic buyers look for in a new home (Source: 2013 NAHB Home Trends & Buyer Preference). Update your listings now if they meet the Green Certification standards or have a HERS score.

Printing from the NorthstarMLS Blog/Archive

Last month we introduced the NorthstarMLS Blog and News Archive, where we’ve categorized and archived NorthstarMLS Matrix News content from the past couple of years (2012 – present). It’s a handy tool that you can use to refer back to a piece of NorthstarMLS news that isn’t on the Matrix News Screen anymore. A link to the news archive can be found on the Matrix Home Screen in the External Links widget, as seen in the image below.

 

You can easily print these articles — maybe to share amongst your coworkers or just to stash away until a time of need. At the bottom of each article there’s the option to Print, Create a PDF or Email the article. To print, just click on the “Print” button of the article you want printed.

 

A print page window will open. Click on the Printer icon (outlined in red below) and then click “OK” to print the document.

Stand Out With Photo Captions

Caption
Are you including photo captions with your listings on NorthstarMLS Matrix? Captions can be added to each photo that you upload and can help make your listing photos more enticing. Quality captions enhance the details of each photo and can effectively provide more information about the property that buyers might otherwise miss.

A majority of active single family listing photos on NorthstarMLS do not take advantage of photo captions. Photo captions appear in NorthstarMLS Matrix reports that agents provide to their clients, and are also sent to broker reciprocity websites.

To add [or edit] captions to your listing photos:

  1. Go to Add/Edit and find the listing you wish to add photo captions to
  2. Click on the ‘Add/Edit Media’ link (near top right of page) and a pop-up window will appear with each of your previously uploaded listing photos for the selected property
  3. Click on ‘Add Caption’ and a text box appears where you can type in your photo caption, up to 250 characters
  4. Once you’re done typing the caption, click ‘Save’
  5. Repeat steps 3 & 4 for each photo
  6. Click ‘Save and Close’ on the pop up once you’re finished adding the photo captions
