Is Facebook an important marketing tool for you, or one you want to use more effectively?

Homesnap lets users pull the pictures and information about their listings directly into a platform that automatically creates an ad perfectly designed for Facebook’s dimensions and layout. You’ll need to login to Homesnap.com from a computer (not the Homsnap Pro app on your mobile device) and then click the Sign In link in the top right of the page (if you’re not already logged in). Then scroll to the bottom of the page until you see three rows of options: Home Shoppers, Real Estate Agents and About Homesnap — in the row, Real Estate Agents, you’ll find the Facebook Ads link. Click on it.

There you will see your current listings and recent transactions using the same data Homesnap pulls from the NorthstarMLS database. From that page, you can place an order for an ad promoting your active listings or your recent sales. The best part? You don’t have to input any listing data or mess around with uploading and re-sizing photos. Homesnap does all that for you.

Facebook Ads are not free — prices start at $49, and increase depending on the target number of views and clicks you want.

Tip of the Week – DPR Customizable Flyers for Agents

A report that was published earlier this year suggested that 87 percent of U.S. homes qualify for down payment help. Down Payment Resource, a NorthstarMLS core service, is often used to generate leads and/or connect buyers to homeownership programs.

DPR has designed customizable marketing flyers (click to see an example) that agents can use to show buyers how they can help them find a down payment program in their market. Follow these simple steps to use one:

1. Click to download the flyer document — click here to browse the available templates.
2. Add your contact information, including website and phone number. Insert a photo – you can scale the photo to the size you’d like.
3. Save as a PDF document. (Select File/Save As/PDF)
4. Print, upload to your website and/or share on social media.


How can DPR help generate more leads for my real estate business?
Whether you are new to DPR, or have been using it since it was incorporated into the MLS in 2010, DPR can be a great lead generator for your business. You can begin searching for homes in your client’s target area using NorthstarMLS and quickly match them with available funding for down payment assistance. Any property listing in NorthstarMLS will display the DPR icon if a property is potentially eligible for payment assistance programs.

Looking to tap into new markets? Realist is a great tool to mine those opportunities. We prepared three short videos to show you how you can identify pre-foreclosure property owners, investors and renters who may want to buy. 

Marketing to Pre-Foreclosure Property Owners
When a property is subject to a pre-foreclosure filing, CoreLogic publishes that information to Realist. Run a search on pre-foreclosure listings and use the results to power a direct mail or other marketing campaign.

Marketing to Investors
Property investors are represented in Realist as the title owner of non-owner occupied homes. Using Realist, you can run a search for non-owner occupied homes and mail to the property owner. Also, you may be able to view mortgage information and property value information to discuss how investors can leverage equity in one property to acquire another.

Marketing to Renters Who May Want to Buy
Similar to searching for investors, a search for non-owner occupied homes will provide the addresses of renters. Agents who know the normal rental rates in an area for a particular size of property can market to renters by providing a rent vs. own analysis.
