NorthstarMLS is pleased to announce the release of its latest core service, ListTrac. (For details, view the ListTrac Product Reference and FAQ.)

To access ListTrac, click the ListTrac icon/link in the External Links box here on the Matrix Home screen. Or, select ListTrac from the Home tab drop-down menu.

Use ListTrac to see where your listings are being viewed most–such as IDX sites, third party websites, mobile apps, etc. Benefits include:

  • Provides an understanding of the activity (or lack of activity) on your listings compared to similar listings. This information can be used to determine if you may need to discuss price changes or other updates to the property.
  • Gives you a better understanding of the impact of price changes or other updates to the listing by seeing how listing views change over time.
  • Allows you to provide feedback to your clients on how their listing is performing online, including a Sellers Report that you can choose to send to the seller.

While ListTrac is not yet comprehensive of all activity on all sites where your listings may be located, they are working to continually add more sites.

  • Most IDX sites are included and are all grouped together for a single metric.
  • If your brokerage is opted in to the Zillow data feed, Zillow will be included in your metrics. If your brokerage has its own data feed to Zillow separate from NorthstarMLS, your broker needs to contact Zillow if they want their Zillow metrics included.
  • Realtor.com is not included, though there are efforts by NorthstarMLS and other MLS’s across the country to get them to participate.
  • Metrics for Matrix and the Matrix client portals are not included. However, they will be added later this Fall when we release the newest version of Matrix that accommodates ListTrac metrics.

If your brokerage participates in the optional NorthstarMLS data feed to Zillow and Trulia, your listings may still not make it to the sites. That is very likely because, on the Listing Input Form, you selected “No” for the field “Allow Auto Valuation Display?” (page 3, field #322, SFR).

On all Zillow and Trulia listings, they display a Zestimate, their proprietary auto-valuation. Zillow Group does not allow an option to display a listing without it. Therefore, if you selected “No” to allowing Auto Valuation, NorthstarMLS must exclude it from the Zillow Group data feed.

If it’s important to your seller that their listing appear on both Zillow and Trulia, review the Auto Valuation Display option with them. If they agree to change the response to “Yes,” change it on the listing in Add/Edit, and then it will automatically be included in the Zillow Group feed in their next data refresh. If the Allow Auto Valuation Display selection is switched from No to Yes before 6am PST, the listing addition will be reflected in that day’s data refresh at 6am PST – if afterwards, it will be reflected the next morning at 6am.

Tip of the Week – Searching Listings from a Neighboring MLS

Have you tried searching listings from Neighboring MLS’s in ShowingTime? Then maybe you’ve noticed that if you get TOO specific, you won’t get hits.

For example, street directionals, states and zip codes aren’t part of the search index. Adding those fields will fail your search.

So what should you do?
When you type “2309 E 1st S, Duluth, MN 55812” into the search bar in ShowingTime, you’ll likely get no results.

If you just search for “2309 1st Duluth” you should get three hits — one from NorthstarMLS, one from Duluth and one from Superior.

ShowingTime is looking into improvements for this, but generally if you get no hits, it is better to work backwards getting less specific until you do get hits for your search.

  • Range Association
  • Southeastern MN
  • Southern MN
  • Itasca County
  • Realtors Association of Northwestern Wisconsin
  • Greater Alexandria
  • Lakes Country

Each week the NorthstarMLS Rules & Regulations Department receives reports of potential issues with listings in the Matrix System. You’ve probably run across these at some point. Anything from inaccurate data – wrong square footage measurements or photo issues – such as a company sign in the photo, to name a couple examples.

What’s the Need for Rules in the MLS? 
In quarter one of 2016, the Rules & Regs Department addressed 5,134 listing violations (a record high for a first quarter) – 98% of them were waived or no fine was given. But the notices are an important part of ensuring the most accurate and up-to-date data for NorthstarMLS subscribers.

Rules Roundup – Update Your Projected Close Dates!

Getting ready to head out to celebrate or take a vacation this holiday season? Take a few minutes and make sure the projected closed dates (PCD) on all your pending listings are updated. Currently, NorthstarMLS has over 200 listings that have a projected closed date of Friday, Dec. 25. During this busy time of year it can be easy to forget to update listings. We kindly ask that you double check your pending listings and remember to close the listing after the sale or update the projected close data if it doesn’t close. Make the holidays worry free and update your PCD!

Earlier this week, we announced improvements to the Client Portal, including improved displays. Those improvements are now in place.  The Portal works basically the same, so your clients do not need to re-learn it. Most of the changes are cosmetic.

NorthstarMLS recently negotiated favorable terms for a broker-optional listings data feed to Zillow.com.  The decision of whether or not to take advantage of that data feed and send their listings to Zillow.com (or any other third party website) lies solely with the Listing Broker. NorthstarMLS does not endorse Zillow—we merely provide this as a service for brokers who want it.

We emailed details of the optional Zillow data feed to brokers last week along with a tool where they can easily turn their data feed off or on (separately for Active and Pending/Sold listings).  This tool is available to them in the “External Links” box on the Matrix home screen.

If you have concerns about your listings going or not going to Zillow.com (or other third party websites), contact your broker to discuss.  The choice to send its listings to these sites will always be with the broker, not NorthstarMLS.

Why did we negotiate an optional data feed for brokers with Zillow? Having a data feed through NorthstarMLS allows brokers to have its listings updated with Zillow automatically and on better terms than they may have been able to get on their own.

These terms are:

  • Search results will display based on property characteristics, not on paid placement;
  • The listing agent’s name, phone number and brokerage will be displayed with the listing.  Consumers must be able to contact the listing agent/office via email, telephone or both without charge to the listing office, agent or consumer;
  • No consumer comments/blogging will be displayed with the listing;
  • Agents will not be reviewed by consumers on Zillow unless the agent opts in through Zillow Profiles;
  • The listing data will not be altered;
  • Zillow may not charge NorthstarMLS subscribers any fee to display more of the listing data.

Even if the broker has opted into the Zillow syndication feed, the Allow Auto Valuation Field (AVM) selection must be ‘Yes’.  If the homeowner directed that AVMs are not allowed on the property on the Internet Display Options form, NorthstarMLS does not send the listing to Zillow — Zillow includes an AVM.
