Tip of the Week – Stats Button

Infosparks is a powerful and comprehensive stats program. But have you noticed there is a “Stats” button right in Matrix? Though not as comprehensive as Infosparks, it’s helpful when you just need some quick stats on your search results. Included are average and median market times, prices, finished square footage and price per square foot for up to 5,000 search results.

After running your search, click the blue “Stats” button on the button bar at the bottom of the screen, and select “Tabular.”

Your stats will display in price range groups and in total. Note the “Printer Friendly” button at the bottom if you want a copy to hand your client or file.

Here is a sample report for single family Ramsey County homes listed under $500K and sold in the last six months.

Tip of the Week – Variables in Infosparks

Variables in Infosparks allow users to more accurately examine unique segments of markets and tease out specific market messages. All variables are set to the “All” category by default, but unique variable combinations are many!

There is currently a maximum of five variables in each vertical category (All + four others). Within a vertical variable category, each selected option will be plotted into one item on a chart unless the double-arrowed splitter “breakout” icon is selected. Select the breakout icon to look at each item in that vertical variable category as a stand-alone value.

Use the breakout tool to speak to specific buyers and sellers or create custom stats for marketing online or in print. Highlight your expertise in your niche market!

Market Metric: DOM & CDOM with Infosparks

Learn what the metric Days on Market is really telling you and how to use it to your advantage!

The What: DOM measures the number of days from the last time a listing is listed to the last pending status before the listing is sold. CDOM measures the number of days from when a property is first listed to when a property goes into the last pending status before being sold. For a visual explanation of this, see below.


The How: There are variations, but the gist is to identify the number of days that a home spends on the market as active. DOM and CDOM are calculated for each listing and then averaged with all other pending sales. DOM indicates how long it takes for a listing to sell once it is priced and shown appropriately. CDOM shows how long it takes a listing to sell, including all the cumulative time the home was actively marketed. So if a home goes on the market in January, receives no offers or showings, is removed from the market in March and then put back on the market in May before being sold in June, CDOM captures those first three months of listing, whereas DOM only counts from May to June.

The Oops: Neither DOM nor CDOM are better than the other. Each exposes different things about a market and are most powerful when used together.

The Beauty: DOM is really good at showing the length of time it takes to sell a typical home, given current market conditions. CDOM shows how long it takes to sell a home from listing to pending, on average. Comparing DOM to CDOM is a nice way for agents to manage seller expectations.

Our colleagues at 10K Research are releasing several improvements to the Infosparks market analytics tool tonight (Thursday night).

Improvements to custom ranges:

  • CUSTOM is now underlined when a custom range is in use.
  • Users can now take any of the dynamically automated ranges as a starting point and edit them. (Infosparks-defined ranges are not editable themselves since they are automated, but they can be used as a guide for user-defined ranges.)
  • Only the numbers keyboard will be shown for custom ranges defined on mobile devices.
  • Inputs will ignore end values if they are lower than start values.
  • No values will display if non-numeric characters are entered.

Improvement to sharing PDFs:

  • Users now have a “Download” button on the share dialogue for PDF and CSV files. ( Downloaded PDF and CSV files are static only. Links are live, downloaded files are not.)

Upgrades to image quality:

  • Users’ images are now uploaded at a higher resolution – improving the quality of PDF images.

Improved visuals, descriptions and element usage:

  • User-defined areas will have an asterisk (*) next to the name of the area in the descriptive text under charts.
  • Bug fixes with single/multi filter button in the upper right corner next to the question mark (visible when multiple areas are in play).
  • Tool icons will now display in browser tabs and favorites/bookmarks.

For those of you who regularly use the Infosparks market analytics tool, hopefully you are now using the new version released last Fall. We will switch over exclusively to this version the week of March 10.

This improved version includes multiple areas, more variables, usability on tablets, expanded metrics, customizable price ranges and live data widgets.

On Friday (September 27), the latest iteration of the interactive market analytics tool known as Infosparks will be available through NorthstarMLS Matrix.

Highlights of the new tool designed by 10K Research and Marketing, include multiple areas, more variables, usability on tablets, expanded metrics, customizable price ranges and live data widgets.

At this time, Infosparks will continue to default to the older tool, but users can switch over to the NEW Infosparks in the new toolbar.

Eventually, the new Infosparks will completely replace the old tool. Please note that “My Areas” are still only buildable and accessible in the old tool. These will be migrated to the new Infosparks as part of a near-future update. NorthstarMLS users can learn all about the new tool in a refreshed user manual and tutorial video starting on Friday.
