Tip of the Week – Energy Efficient Fields

It’s officially fall, which means winter is not too far behind. “What are some of the energy-efficient features available in homes today?,” is a question you may be increasingly likely to be asked. Since 2013, NorthstarMLS has had energy efficiency fields, such as Green Certification and HERS Score. But did you know there are also several energy-efficient features in the MLS that might grab the interest of your “Green” buyers?

You just need to manually add the proper Additional Field to your search. Here’s an example of some fields you might find, along with the current number of active listings in the MLS for each one.

Active Listings with Energy-Efficient Features in the MLS
Heat: Geothermal – 144
A/C: Geothermal – 82
Fuel: Solar – 24
Parking Characteristics: Insulated Garages – 4,334
Amenities-Unit: Skylight – 1,454
Amenities-Unit: Ceiling Fan – 9,596
Amenities-Unit: In-ground Sprinkler – 4,797
Green Certification: Certified – 84
Green Certification: Pending – 32
Green Certification: Tested – 23
HERS Score – 91

Note: Near the bottom left of the Search page, you will see “Additional Fields” with the option to Add or Remove from a list them. Click on the “Add/Remove” to view a list of “Available Fields.” (You will not see the option to remove a field unless you have already added a new field.)

Energy Efficiency Fields

Have a listing that meets energy efficiency standards? Last summer we introduced two new data fields: HERS Score and Green Certification. These fields can be found in Add/Edit when entering a new listing. If a listing has a HERS score, enter the numeric score in the text box. To indicate a listing having Green Certification, chose ‘Yes’ or ‘No’ from the drop down. These fields allow agents to communicate the value of energy efficiency as a matter of consumer interest.


After appropriate living space that meets their needs, having energy efficient features was the second  most important characteristic buyers look for in a new home (Source: 2013 NAHB Home Trends & Buyer Preference). Update your listings now if they meet the Green Certification standards or have a HERS score.

Effective June 6, NorthstarMLS adds two new data fields: Green Certification and HERS Score.

Green Certification: A simple “Yes/No” field to identify whether the property has been green/energy efficient certified by one of the following: MN Green Path, Energy Star, LEED-H, NAHB Green, MN GreenStar, Green Communities or WI Green Built Home. If selecting “Yes,” documentation of the certification must be attached to the listing as a supplement. Certification must apply to the entire home, not just a remodeled portion or appliances within the home.

HERS Score: Field for entering a HERS score of energy efficiency. Score must be established by a third party RESNET Rater and documentation attached to the listing as a supplement. HERS score must apply to the entire home, not just a remodeled portion.

NorthstarMLS is pleased to add these fields in order to better communicate the value of energy efficiency as a matter of consumer interest.  We are also pleased to announce a closer working relationship with the Builders Association of the Twin Cities.
