NorthstarMLS has released some additional options for existing data fields, and several new fields. These changes are detailed below. These are all improvements and accommodations for continued expansion of our coverage area. These changes are available now in our Add/Edit system and will show on the Single Family Residential input forms (in Instanet Transaction Desk) later today, with the other property types to follow next week.

  • Power Company: This is a new, optional field where you can select the power company that provides service to the property. This is particularly important in greater Minnesota where there are multiple options that can affect the costs for the owner. If you need to select a Power Company that is not in the list, select "Other" and notify our Help Desk of the missing Power Company at
  • Association Fee Includes: Added Recreation Facility and Taxes.
  • Accessible: Added Reduced Height Cabinets
  • Air Conditioning: Added Whole House Fan
  • Exterior: Added Cedar, Steel Siding and Aluminum Siding
  • Basement: Added Brick/Mortar and Raised
  • Parking Characteristics: Added Paved Lot, Gravel Lot, Off Site, RV Access/Parking, Electric, Storage and Floor Drain.
  • Sewer: Added Outhouse
  • Water: Added Lake Water
  • Amenities-Unit: Added Boat Slip and Satellite Dish
  • Fencing: Added Composite and Vinyl
  • Fireplace Characteristics: Added Electric Log
  • Roof: Added Composition
  • Drainage (Lots & Land, and Farms): A new, optional field to describe the land drainage (Average, Good, Excellent, Natural Type, Surface, Tile)
  • Surface Water (Lots & Land, and Farms): A new, optional field to describe bodies of water contained in the land (Lake, Marsh, Pond, Spring, Stream/Creek, Wetlands)
  • Forest Reserve Acres (Farms): new, optional field
  • Land Agreements (Farms): new, optional field

Commercial/Mixed Use Only

  • Current Use: Added Resort and Storage Facility
  • CMU Style: Split Industrial and Warehouse into two separate options
  • Floors: new, optional field to describe the types of floors
  • Location: new, optional field (Downtown, Free Standing, Industrial Park, Shopping Center, Strip Center, Other)
  • Miscellaneous: Added the options of Alarms and Auto Bay
  • Walls: new, optional field to describe the types of walls
  • Window Features: new, optional field

The final piece of our Add/Edit system (listing input and search) is coming the week of November 5. Included with that release will be new data fields and new options under existing fields. Many of these are to accommodate our SEMR MLS merger and improve our own system. Please take a few moments to check out our detailed list of MLS field changes. Here are some of the highlights:
  • Additional Square Footage fields: Total Above Ground, Total Main Floor, Total Below Ground and Total Square Footage fields. Each of these fields combine both finished and unfinished square footage to reflect the full potential of the home.
  • Commercial Leases: NorthstarMLS will accept For Lease properties in the Commercial/Mixed Use property type.
  • Rental Licenses: You can indicate whether the property you are selling has a license to be rented and if so, what type. This has become increasingly important in greater Minnesota, especially resort areas and the communities around Mayo.
  • More Amenities: Options to identify more amenities, such as Broadband availability, Cable, Master Bedroom Walk-In Closet, Wet Bar, Kitchen Center Island, Water Filtration System and more.
  • Farm Details: We are adding 35 new fields to the Farm property type to better describe the information buyers need to know. We are also accepting Farm Land without a house to be entered into the Farm property type.
  • Coming Soon Status: Unrelated to the SEMR merger, this new status will be available November 14 and allow you to expose listings on the MLS in advance of being ready to go on market and be shown. Watch for more details in the next week!

NorthstarMLS is pleased to announce improvements to its Accessible data field. The Minnesota Association of Realtor’s Diversity Committee recommended these changes based on community needs and how the field is used at other major MLS’s around the country.

The Accessible data field now has all of these options available:

  • Wheelchair Ramp (previously Ramp)
  • Reduced Height Counters (previously Counters)
  • Lowered Switches/Controls (previously Switches/Outlets)
  • Raised Outlets (new option)
  • No Stairs Internal (previously No Stairs)
  • No Stairs External (previously No Stairs)
  • Elevator (previously combined with Lift)
  • Stair Chair Lift (previously combined with Elevator)
  • Doors 36”+ (previously combined with Hallways)
  • Hallways 42”+ (previously combined with Doors)
  • Door Lever Handles (new option)
  • Roll-In Shower (new option)
  • Grab Bars in Bathroom (new option)

There are dozens of other potential accommodations that can improve a home’s accessibility. But these are the ones the Committee sees as most common and most sought. If you are selling a home with additional accommodations, we encourage you to list those in Remarks or a supplement.

Important Note: If you have a current listing with Accessible options selected, please check it and edit as needed. We mapped the old field to the new field as best we could, but there may be omissions.
