Tip of the Week – Contingent Sales Search
Have you considered including “Contingent Sales” in property searches for your homebuying clients? Typically, agents choose “None” as an option for contingencies in a search. Many potential buyers may not want to see homes that are sold, subject to inspection, third party approval, subject to statutory recession, etc. But recently, fellow NorthstarMLS subscriber and agent Byron Anfinson tried something new while running a search for a client.
“I changed my search for a client to include “Sale of Another Property”. My search pulled up an appropriate property for my client that included the “Sale of Another Property” contingency. We viewed it, wrote an offer, the seller’s called the contingency and 72 hours later my client was able to buy the property and close on it. I include the “Sale of Another Property” on all of my buyer searches now.”
