Tip of the Week – Price Change Alerts in Matrix

Reducing the price for one of your listings in NorthstarMLS Matrix? If you want it to show with the red down arrow (or blue up arrow for a higher price) in Matrix search result grids, Hot Sheets and Client Portals, the price must be changed by at least a half percent (.005) of the original listing/asking price. 

For example, if your listing is priced at $300,000, it would need to be lowered by at least $1,500 for it to show up in search results with the price reduction arrow (like in the screen shot below).

Whenever you see the price change arrow for a listing in the Single Line Grid, click on it for a quick pop-up showing you the original, immediately prior and current price, and the date of the current price change. (In the Hot Sheet and Market Watch displays, simply hover over the arrow. In the Client Portal, hover over the gold Price Change banner.)

The most significant update in Matrix 7.0 (releasing Thursday, November 2), is the Client Portal redesign. This redesign was over a year in the making with consumer focus groups giving feedback on how the portal can best meet their needs. Here is the web address for the video: https://youtu.be/3cQU6F5qios You may want to send this to your current active clients to give them a “heads-up” on the changes coming to their client portal on November 2nd. The new portal displays are designed to automatically adjust for the best viewing experience depending on your client’s device: smartphone, tablet or laptop/desktop. For anyone who prefers the current displays over the new ones, those will still be available as shown in the video.

Purchasing a home is likely the biggest investment a consumer will ever make in their lifetime. Yet, a recent Zillow survey found that potential homebuyers spend more time researching a car purchase (11 hours) and the same amount of time researching vacations (8 hours) as their home loan.

If you’re an agent working with a potential buyer, show them how quick and easy it is for them to check their down payment assistance eligibility and search for local programs in their area. June DPR Stats for NorthstarMLS
From June 1, 2016 to June 30, 2016, 3,475 clients of NorthstarMLS agents clicked on the DPR icon of an eligible listing through the NorthstarMLS Client Portal (like in the screen shown below). Anytime there is a DPR icon, it means that the property may be eligible for a down payment program.

Ever wondered how many people are viewing your listings via the MLS? You can find out by using Hit Counters. Matrix Hit Counters can be a great way to see what kind of activity your sellers’ listings are getting with potential buyers through Matrix Client Portals.

Tip of the Week – Client Portal Display The Client Portal in Matrix is a great communication tool that helps you and your clients collect favorite listings – they can also organize the listings or discard the ones that don’t meet their needs. But did you know there are several different Displays within the Portal for your clients to view the reports you send them? Watch this video (under 2 minutes) and check them out.

*Note: when a client visits the portal via the emailed link you sent them and then closes out of their web browser, the portal will open in that same view they closed out of on the ensuing visit to the client portal. This video also touches on that, too.
