You probably already know there are several fields on NorthstarMLS that flag whether a property is “distressed” (In Foreclosure, Lender Owned and Potential Short Sale).

But did you know there is a very quick and easy way in your Search to include or exclude all distressed properties with a single click?

All of our standard search screens have these checkboxes:

Click to select “Distressed Only” if you want listings where the answer is “Yes” to at least one of these: In Foreclosure, Lender Owned, Potential Short Sale.

Click to select “Exclude Distressed” if you want listings where the following are ALL “No” and/or “Not Disclosed”: In Foreclosure, Lender Owned, Potential Short Sale.

If you want all listings in your results regardless of whether or not they are distressed, then leave both boxes unchecked.

Creating Quick Start Groups

When you create an Instanet transaction using the link under the photo, you don’t get the chance to use a template. However, you can use a Quick Start Group, and accomplish the same thing. To create a Quick Start Group, go to Transaction Desk Pro, then click on the settings button at the top. Quick Start Groups are available on the top row of the Settings screen. Create them much like you would a template. If you want, you can even set them up to automatically populate to certain types of transactions.

Once you have the Quick Start Group created, you can select it instead of choosing an individual form. This can be done in Transaction Desk Lite or Pro. When you go to the Add Form screen, you will have a list of Quick Start Groups, and you can select it and add it to the transaction.

What Is a Withhold and Why Would I Use It?

We all know the best way to display a listing is to post it on the MLS. But what if your seller has signed a listing contract and decides it’s time to do an overhaul on the property before listing it on the MLS? For example, the seller decides a new roof is in order, or a new deck in the backyard would add style, new carpet in the basement is needed or any other improvement project a homeowner might consider.

As an agent, you just need to have the seller sign the Certification to Withhold Property Listing form from NorthstarMLS. Rules require Brokers and Agents to enter the listing into the MLS within two business days of the contract’s effective date. If you’re sending NorthstarMLS the signed withhold form, it allows you to postpone entry on the MLS until the project is completed. Then, once the listing is ready to be published, the List Date field can be populated with the date the listing is entered because the withhold form was filed with NorthstarMLS.

Map with Thumbnails

With the recent Matrix upgrade, we have some great new mapping features. As some have noticed, we also lost the old map/thumbnail display. However, you can still recreate this with a new report and with the Driving Directions.

Report:

• In your search results, select all the properties you want to plot on the map.
• Click the “Print” button.
• At the bottom of the Reports list, select “Multi-Map.”
• Click one of the buttons to Print, Preview or Print to PDF.
• Your selected properties are all plotted and numbered with corresponding thumbnail displays. Click here to see an example.

Screen (Driving Directions):

• In your search results, select all the properties you want to plot on the map.
• Click the “Directions” button.
• Although you may not need the Turn-by-Turn Directions portion, you do have your selected properties all plotted and numbered with corresponding thumbnail displays.

Concierge Mode

If you want to filter your client’s search results before they get them, use Concierge Mode. In the settings of an auto email, you can choose to use Concierge Mode.

If you do, and there are new listings waiting for your approval, you will see an alert on most Matrix pages at the top left.

Click on that link, and you will be taken to a page where you can see what new or updated listings match your search criteria. You can then select them, and reject or approve them. Your client will be emailed only the approved listings.
