What Is a Withhold and Why Would I Use It?

We all know the best way to display a listing is to post it on the MLS. But what if your seller has signed a listing contract and decides it’s time to do an overhaul on the property before listing it on the MLS? For example, the seller decides a new roof is in order, or a new deck in the backyard would add style, new carpet in the basement is needed or any other improvement project a homeowner might consider.

As an agent, you just need to have the seller sign the Certification to Withhold Property Listing form from NorthstarMLS. Rules require Brokers and Agents to enter the listing into the MLS within two business days of the contract’s effective date. If you’re sending NorthstarMLS the signed withhold form, it allows you to postpone entry on the MLS until the project is completed. Then, once the listing is ready to be published, the List Date field can be populated with the date the listing is entered because the withhold form was filed with NorthstarMLS.

Map with Thumbnails

With the recent Matrix upgrade, we have some great new mapping features. As some have noticed, we also lost the old map/thumbnail display. However, you can still recreate this with a new report and with the Driving Directions.

Report:

• In your search results, select all the properties you want to plot on the map.
• Click the “Print” button.
• At the bottom of the Reports list, select “Multi-Map.”
• Click one of the buttons to Print, Preview or Print to PDF.
• Your selected properties are all plotted and numbered with corresponding thumbnail displays. Click here to see an example.

Screen (Driving Directions):

• In your search results, select all the properties you want to plot on the map.
• Click the “Directions” button.
• Although you may not need the Turn-by-Turn Directions portion, you do have your selected properties all plotted and numbered with corresponding thumbnail displays.

Concierge Mode

If you want to filter your client’s search results before they get them, use Concierge Mode. In the settings of an auto email, you can choose to use Concierge Mode.

If you do, and there are new listings waiting for your approval, you will see an alert on most Matrix pages at the top left.

Click on that link, and you will be taken to a page where you can see what new or updated listings match your search criteria. You can then select them, and reject or approve them. Your client will be emailed only the approved listings.

Planning to book a showing? It’s important to remember these two key criteria:

  • Access to a property MUST be arranged and approved by the Listing Broker.
  • The buyer’s agent must be present at the time of the showing, even if the property is vacant.

ONLY when specific authority prior to the showing has been given by the Listing Broker may anyone else conduct the showing. If you’ve allowed access to an unauthorized person by mistake, be sure that you contact the Listing Agent immediately to let him/her know what has happened. This will reduce the chances the violation will be reported to NorthstarMLS (section 4.1) and hopefully avoid a $1,000 fine.

A new property type breakout has been added to Infosparks: Waterfront Type. We are in the land of 10,000 lakes, after all, and, hey, the provider of Infosparks is called 10K Research. Get it? 10,000!

You can now find Waterfront Type as a fifth option on the left side of the Infosparks interface under Price Ranges, Foreclosures, Property Types and New Construction. Select it and you will see three breakouts for Non-Waterfront, Private Waterfront and Water Access / River. Select any Area above Breakouts and any of the housing metrics along the bottom of the screen and watch the magic happen.

Waterfront Definitions:

Private Waterfront: Listing has selected “Lake Front.” If there are multiple selections, it will fall in this category as long as Lake Front is one of them.

Water Access/River: River Front, Association Access, Shared, Dock, Channel Shore, Creek/Stream, Pond, or Other.

Non-Waterfront: Lake View, River View or no selection.

If you want to search in a specific area within the Realist tax software, you can use a map search. To access Realist, click the “Realist Tax” tab in Matrix. Then in Realist, click on the My Search tab at the top left.

Next, click on the pencil icon in the map menu at the top right and choose a shape to draw. (In this example, we used the Radius Tool).

To begin drawing your shape, click on the map near your desired location. Click again to set the desired radius of your circle.

Now click the blue “Search” button on the bottom left and browse the listings within the shape you have drawn.
