Tip of the Week: Homesnap’s Revamped News Feed

Homesnap recently released an important update to the Homesnap app: a complete overhaul of the News Feed (the bottom left tab in the app). The revamped News Feed can be used as a hot sheet. It provides market updates that are relevant to you and your transactions, the moment they happen, using the functionality of a social media feed so you can easily scroll through recent activity.

Your feed will display the properties your clients favorite in Homesnap and market changes (like status updates and price changes) that are relevant to your listings or a home you or a client favorited in the app. You can designate ZIP codes to monitor in the News Feed. The in-app feed is updated in real time, so you can check it regularly to get the latest scoop.

Gone are the days of clients alerting you to a new listing that matches their criteria. Your Homesnap News Feed will give you the upper hand.

The quality of a school district is a top factor for parents considering where to live. Labor Day has passed and school is back in session statewide for the 2016-17 school year. If you have a client that looking for specific school information, check out one of these tools that are included with your NorthstarMLS subscription!

RPR & RPR Mobile
An RPR school search yields an important array of information, such as ratings from GreatSchools, test scores, enrollment, student/teacher ratios, the number of students receiving free lunch, parent reviews, maps, nearby schools, contact information, and active listings within that district. With RPR Mobile, you can use your phone’s location to instantly view school information. With RPR and RPR Mobile, you can create, customize, view, save, and send RPR school reports for a school district or radius for your clients. This 2-minute video shows you how to create a RPR school report.

Realist
The Neighborhood Profile in Realist Tax lets you take an in-depth look at the neighborhood for the property, including the people (population), the housing statistics, quality of life information, and schools and other areas of interest. The Schools section of the report lists the public and private schools within a specified geographic area. You can configure the geographic area in the Neighborhood Profiles report preferences to fit your clients’ needs.

Homesnap Pro
If you’re out with a client and need to quickly access school information (from your smart phone), Homesnap is perfect! Quickly look at local schools in the map view or through the search function. Then you can narrow your home searches to a particular school attendance zone and filter further by home-specific details. True Lifestyle Cost
With TLC, you can use the TLCengine portal to find all the rankings for schools within specific school district on the property details page. Print or send the school information to your clients. You can also use TLCengine to search based on school districts.

Homesnap, one of NorthstarMLS’s mobile solutions, recently released several search enhancements for its mobile app.

  • Homesnap now tallies local listings and uses clusters to show you how many homes are for sale in an area. You can see individual listings by tapping on a cluster circle or zooming in.
  • The main map in Homesnap now shows property lines – you don’t have to click into the individual listings to view property boundaries.
  • The list view of homes in Homesnap is now more dynamic. Swipe right on a home’s main image to message, share or favorite it, or swipe left to scroll through all available photos.
  • It’s now even easier to look at local schools in the map view or through the search function. Then you can narrow your home searches to a particular school attendance zone and filter further by home-specific details.
  • Search for open houses scheduled in the area you’re interested in. They will appear on the map view as purple pins with an orange dot. To see them, click “Filter,” then change the status to “Agent Open” and select a date.

Is Facebook an important marketing tool for you, or one you want to use more effectively?

Homesnap lets users pull the pictures and information about their listings directly into a platform that automatically creates an ad perfectly designed for Facebook’s dimensions and layout. You’ll need to login to Homesnap.com from a computer (not the Homsnap Pro app on your mobile device) and then click the Sign In link in the top right of the page (if you’re not already logged in). Then scroll to the bottom of the page until you see three rows of options: Home Shoppers, Real Estate Agents and About Homesnap — in the row, Real Estate Agents, you’ll find the Facebook Ads link. Click on it.

There you will see your current listings and recent transactions using the same data Homesnap pulls from the NorthstarMLS database. From that page, you can place an order for an ad promoting your active listings or your recent sales. The best part? You don’t have to input any listing data or mess around with uploading and re-sizing photos. Homesnap does all that for you.

Facebook Ads are not free — prices start at $49, and increase depending on the target number of views and clicks you want.

The Homesnap Pro app search now covers rentals. You can search for rentals that have an open house scheduled, are pending or are currently rented. You can also use Homesnap Pro’s unified property history to see the history of any rental, including sales. Homesnap provides the detailed information your clients want, including security deposit and whether pets or smoking are allowed. Homesnap also features rent estimates, rent history and investor score for over 90 million homes, so you can see what a home would rent for. Rentals search is an in-app feature only at this point. Rental search on the web will be available in a few months. However, if an agent shares a rental listing with a client, that client will be able to view the rental listing page on the web.

This webinar will cover the basics of downloading and using Homesnap as a Homesnap Pro agent. The beginning of the webinar is dedicated to downloading the app, creating a password and placing your profile photo in it. In addition, you will learn about listings and search, inviting your sphere into Homesnap, how to create a 5-minute Rapid CMA, safety and messaging and other agent features. There will be time afterwards for a question and answer session.
