ShowingTime Offline Mode – No Connection, No Problem!

Do you continue to print your showing instructions in fear that you will not have access to the internet on your mobile device? With ShowingTime’s latest update, you can quickly download all showing instructions for your upcoming confirmed appointments before you head out with your clients.

Never worry about showing instructions not being available due to poor connectivity with “Offline” mode for iOS users. (Note: This feature is not yet available for Android devices).

How it Works
To access showing instructions offline, just access the appointment while your device is connected to the Internet. The appointment will automatically save and become available offline. If an appointment wasn’t accessed while connected to the Internet, you’ll see instructions on how to save appointment for offline use.

ShowingTime has updated its mobile app with a sleek new design that adds new functionality, optimizes it for all smartphone screen sizes and improves overall performance. The new side menu replaces the home screen so users can quickly access any part of the app at any time. All the same sections previously available can easily be found: Showings, Listings, Feedback, Reports and Profile.

Notify Seller When a Showing is Finished

If you have not yet downloaded the ShowingTime app to your smartphone, here is another benefit. The ShowingTime app makes it easy for agents to inform homeowners when they are done with their showing appointment.

When you are finished showing the property, check out of the home by tapping the “I’m done with this appointment” button. This will send an alert to the homeowner letting them know the appointment is finished and they can return home. They will appreciate your courtesy! (Please Note: The seller must also have the ShowingTime app on their phone.)

ShowingTime recently added Calendar View, the most requested BookAShowing feature.

To view your calendar, select “Appointment Calendar” from the My Appointments drop-down menu at the top of the ShowingTime screen.

  • At the top of the calendar, select your view: month, week or day
  • On the left are filtering options where you can specify your own listings, appointments you have requested on other agents’ listings, or status (confirmed, requested, canceled/declined)
  • On the calendar, your appointments are color coded: green=confirmed, yellow=requested, red=canceled/declined.
  • Hover over any appointment for a pop-up with more information including the appointment date & time, type, showing status, list agent name, address, price, MLS #, MLS status and main listing photo
  • Double click any appointment for the details screen
  • If you have office-level access, you can also view the showings calendar for the entire office

Tip of the Week — Check Comments Before Denying Showing Request

When you see a showing request come through for a property that is no longer accepting showings, be sure to check the comments section of the request before denying it. The agent may have noted that it is for a final walkthough or other buyer-related appointment type.

In December, ShowingTime will release an update that will allow us to add more showing appointment types. Until then, using the comments section is the only way to indicate final walkthroughs and other appointment types that are not in the predetermined list. Once you deny a showing, you cannot reactivate it, and the requestor has to go through and do it all over again.

It’s a nice hot summer Saturday afternoon, but you’re hard at it – a full day showing your clients home to potential buyers. But 3PM has passed, and you’ve just had another scheduled showing bail on you with no warning. Annoying and unprofessional, right?

Last month, we posted this infographic that illustrates some showing etiquette tips. Home showings and open house etiquette is for the most part common sense. Having respect for sellers and the real estate agents involved in the process will go a long way to helping ensure an enjoyable house hunting experience for everyone involved.

The situations below were recently reported to the NorthstarMLS Rules and Regs Department:

  • Early is good in some cases – like showing up to a job interview. But early is not always good for home showings. While a lot of homes are vacant during the selling process, it’s not always the case. Many sellers still live in the home they are selling, so arriving to the showing at the time scheduled is very important. An early arrival at a showing could make for an uncomfortable situation for everyone.
  • The home smelled like gas, but it wasn’t reported to the home owner/seller’s agent until the next day. Always report suspicious smells like gas or any other activity that might seem out of the ordinary.
  • Five showings in one day were canceled and the showing agent did not receive any cancellation message from the buyer’s agent. Always contact the showing agent/listing agent if you can’t make the scheduled appointment! Things come up. Even if you need to cancel last minute, a phone call, text message or email is common courtesy and won’t leave your colleagues wasting valuable time.

Tip of the Week — Radon Test Appointments

If you receive notification of a radon inspection scheduled through ShowingTime for a home where you are the List Agent, be sure to check any included notes. There are often important instructions that you need to pass on to your seller, such as:

  • All windows must be closed for a specified time (for example 12 hours) before they place the testing unit and for the duration of the test
  • The testing device cannot be relocated
  • Limited exterior door use
  • Unplug air exchangers

If you do not notify the seller of the instructions and they are not followed, it can cause test failure, and delays in the inspection contingency time frame that could jeopardize the sale.

Also note that sometimes multiple appointments are scheduled to allow for drop-off and pick-up of testing equipment. When in doubt (or any questions), take a moment to call the inspection company.

Tip of the Week – Searching Listings from a Neighboring MLS

Have you tried searching listings from Neighboring MLS’s in ShowingTime? Then maybe you’ve noticed that if you get TOO specific, you won’t get hits.

For example, street directionals, states and zip codes aren’t part of the search index. Adding those fields will fail your search.

So what should you do?
When you type “2309 E 1st S, Duluth, MN 55812” into the search bar in ShowingTime, you’ll likely get no results.

If you just search for “2309 1st Duluth” you should get three hits — one from NorthstarMLS, one from Duluth and one from Superior.

ShowingTime is looking into improvements for this, but generally if you get no hits, it is better to work backwards getting less specific until you do get hits for your search.

  • Duluth
  • Range Association
  • Southeastern MN
  • Southern MN
  • Itasca County
  • Realtors Association of Northwestern Wisconsin
  • Greater Alexandria
  • Lakes Country
