The final piece of our Add/Edit system (listing input and search) is coming the week of November 5. Included with that release will be new data fields and new options under existing fields. Many of these are to accommodate our SEMR MLS merger and improve our own system.

Please take a few moments to check out our detailed list of MLS field changes.

Here are some of the highlights:

  • Additional Square Footage fields: Total Above Ground, Total Main Floor, Total Below Ground and Total Square Footage fields. Each of these fields combine both finished and unfinished square footage to reflect the full potential of the home.
  • Commercial Leases: NorthstarMLS will accept For Lease properties in the Commercial/Mixed Use property type.
  • Rental Licenses: You can indicate whether the property you are selling has a license to be rented and if so, what type. This has become increasingly important in greater Minnesota, especially resort areas and the communities around Mayo.
  • More Amenities: Options to identify more amenities, such as Broadband availability, Cable, Master Bedroom Walk-In Closet, Wet Bar, Kitchen Center Island, Water Filtration System and more.
  • Farm Details: We are adding 35 new fields to the Farm property type to better describe the information buyers need to know. We are also accepting Farm Land without a house to be entered into the Farm property type.
  • Coming Soon Status: Unrelated to the SEMR merger, this new status will be available November 14 and allow you to expose listings on the MLS in advance of being ready to go on market and be shown. Watch for more details in the next week!

The latest component of the Add/Edit system to be refreshed with our redesign is Teams. The way Teams work on NorthstarMLS has not changed, but the refresh makes them easier to manage.

To access the Teams function, click the “Add/Edit” tab to open the Add/Edit system. You will find “Teams” on the menu bar at the top of the screen.

Are you getting a blank screen when you try to add or edit media on your listing? It may be an after-effect of a server issue we had earlier today.

The easiest and most likely solution is to simply refresh the page (click the circle arrow button in or near the address bar at the top). Try it a few times.

Sunday night, June 3rd, Add/Edit will be down 11pm to 1am as we release the next stage of our newly developed system: the media module. This is where you upload and manage your photos, supplements and virtual tours. Like our recently released Open Houses update, it will be much easier to manage your media on any device: desktop, laptop, tablet or smartphone. And with this update, we include a new enhancement: Unlimited photo uploads per listing (increased from the previous 24-photo limit).

NorthstarMLS is rolling out a redesign of its Add/Edit system, starting tonight with Open Houses. This is the first of a phase-in of the redesign that will be followed in the coming months by Media Uploads (photos, supplements and virtual tours), the listing input screens, and more.

There may be up to a 1-hour Add/Edit outage tonight (at approximately 11:00pm) as we rollout the Open Houses input redesign.

Upload Photos and Supplements Before You Save Your Listing As Active!

We are happy to report that one of our most requested Add/Edit features is now a reality. You may upload your listing photos, supplements, virtual tours and open houses to your listing before you save it as Active. You can also upload them to a listing while it’s in Withhold status as you and your seller prepare the home to go Active on the MLS.

How does it work?
Whenever you save a listing as Incomplete or Withheld, the system will automatically assign it an MLS number. Having this MLS Number is what will allow you to upload all your photos, supplements, etc. before you save the listing live and Active to the MLS.

At NorthstarMLS, we are frequently asked about “Coming Soon” Listings. As long as a seller-approved Withhold is entered into Add/Edit within the required two business days of the Listing Contract Date, that property may be marketed, including as “Coming Soon.”

There are, however, many other issues and considerations that you need to be aware of when marketing an off-MLS listing as Coming Soon. These include fiduciary duties, informed consent and antitrust/fair housing laws. The Minnesota Association of REALTORS published an excellent article on this topic last year. If you market or are considering marketing a listing as Coming Soon, it is well worth the read to ensure you are in compliance with the rules and laws outside the purview of NorthstarMLS.

Tip of the Week — Bedroom Level Information

About 10% of the listings on the MLS do not include Bedroom Level information. While these fields are not currently required under MLS rules, adding this extra detail can help other agents when selecting properties to show to their clients.

Buyers sometimes have specific requests about bedrooms. For example, if they want the children’s rooms on the same floor as the master bedroom. The more information buyers and their agents have, the better the showings are going to be for your listings.

Including Bedroom Levels can also help with appraisal values. Appraisers cannot use a property as a comp if they don’t know where the bedrooms are located throughout the property. This means that an otherwise good comp, and perhaps the most favorable one, has to be excluded for lack of information.

Bedroom Level information can be input with Add/Edit — bedroom levels will be found under the BEDS/BATHS/ROOMS section (shown in the screen shot below) of the listing when you’re inputting it into the MLS system.
