Are you listing a home that was rebuilt or remodeled? If so, the remodel can be described in either public or agent remarks, but the year built field must match the tax record. The Year Built may be updated only if the County does so in the tax records. Making sure MLS is consistent with the tax record will avoid conflicts with local code that defines when a home is considered new.
Guest Homes Included in FSF?
Some properties have a guest home or guest cottage/cabin. The finished square footage field must not include finished areas in a second building. The FSF for the guest home or guest cottage/cabin should be described in the remarks or supplements.
Accepted Purchase Agreements Must Also be Disclosed in TNAS Status
A contingency on an accepted purchase agreement must be disclosed in the contingency field not only in Active status, but also TNAS status.
