Introducing the Farms Property Type

Effective Monday, August 12, NorthstarMLS has a new property type: Farms.

We define Farms consistent with the “SASI” MLS data sharing in Minnesota:
  • A farm must be income producing. Whether a farm is “income producing” is up to the discretion of the list agent as to whether the farm can produce enough income to be considered more than just a Hobby Farm.
  • There must be a house/livable structure on the property. If it is farm land only, then it goes in the Lots & Land property type.
  • If it is a Hobby Farm, then it must be listed in Single Family Residential. For a farm to be in Single Family Residential, it must be designated as a Hobby Farm.  (Some existing Active Farms may be grandfathered into SFR if the broker chooses. However, all future listing entries must follow this rule.)

We will convert all applicable NorthstarMLS Active, Pending and TNAS listings to the Farm property type. Also, we will convert all Sold, Cancelled and Expired from the past two years.

Instanet Solutions will have the Farm listing input form available Monday morning, August 12.
Also on Monday, you will find Farm searches, displays, CMA and reports as a separate property type on Matrix. If you have any auto-emails set up for clients looking for farms, don’t forget to make the adjustments starting Monday. All broker/agent website vendors using our RETS data feed were given ample advance notice for them to accommodate this change. If you have questions about your site, contact your website vendor.
